What should I expect?


Interview stage...

  • Broker collects information and discusses plans
  • Broker presents options
  • Customer signs application forms
  • Customer gathers together necessary documents
  • Broker compiles and submits application

Pre-approval stage...

  • Lender conditionally approves application
  • Lender orders valuation
  • Broker liaises with customer to satisfy lender's conditions
  • Broker provides extra documents to lender
  • Lender obtains Lender’s Mortgage Insurer (LMI) approval if necessary
  • Broker tracks progress with lender and reports back to customer

Approval stage..

  • Lender unconditionally approves application
  • Broker sends copies of approval notice to customer and customer's solicitor (if applicable)
  • If refinancing, broker assists customer to advise existing lender to start discharging loan

Documentation stage...

  • Lender prepares mortgage documentation and mails it to customer
  • Customer signs documents with an authorised witness (i.e. Justice of the Peace)
  • Customer posts completed documents back to lender (or lender's solicitor)

Settlement stage...

  • Lender receives and “certifies” completed documents
  • Customer's solicitor (or existing lender in refinance cases) liaises with lender's solicitor to book settlement
  • Lender attends settlement
  • Broker remains a point of contact for questions and further assistance with the loan
